Here are some common reasons. You may want to:

- stop paying rent
- start building equity
- have a place of your own
- raise a family
- entertain business associates
- move up to a bigger house
- downsize as you begin a new phase of life.

Consider:

- community: Coquitlam, Port Coquitlam, Port Moody (north, south, east, or west side)
- how far you’d be willing to expand your search: to Pitt Meadows, Maple Ridge, Burnaby or south of the Fraser River
- how many minutes you might be willing to commute to work in exchange for affordability
- neighbourhood (older and settled or sparkling new; a particular school’s catchment area; recreational facilities)
- other community services such as transportation, day care, library, stores, entertainment.

Think about home styles:

- house, townhome, or condo? 
- how much space do you need?
- does your situation require a one-level home, or are stairs acceptable?

Consider the size and kind of property. Do you want a newer home, or maybe an older one to fix up? Think about how long you expect to live in this particular home.

- presenting your offer to the seller and their agent
- negotiating the offer with the seller and their agent to ensure you acquire the home of your dreams at the best possible price.

Once the contract for purchase is signed by both you and the seller, you'll need to ensure the “subject to” clause conditions are completed. These usually include:

- a home inspection to ensure there are no unknown problems that could require expensive remediation
- being approved for financing by your lender.

  • you'll remove the remaining “subject to” clauses from the contract
  • your lawyer or notary will carry out conveyancing (arranging to transfer title and convey funds to the seller’s lawyer).
